Project overview
Our team recently completed a comprehensive roofing project at Bedford Arcade, which encompassed the installation of seven flat roofs of varying sizes, all upgraded with advanced insulation materials to enhance energy efficiency and thermal performance. This effort not only improved the structural integrity of the roofs but also contributed to significant energy savings for the arcade.
In addition to the flat roof installations, we undertook extensive repairs on the pitched roof, addressing several critical issues. Our skilled craftsmen carried out meticulous lead works, repaired and replaced damaged slates, and overhauled the roof valleys to ensure effective water drainage and prevent leaks. We also performed essential chimney works, restoring the chimneys to their optimal condition and ensuring they were structurally sound. Furthermore, we replaced 33 glass panels on the pitched roof, a task that required careful planning and execution.
Project Challenges
This project posed significant challenges due to its location within a live shopping centre, with awkward access points and virtually no available storage space. Effective communication with the tenants was crucial to navigate these constraints and ensure minimal disruption to their operations. One of the most demanding aspects of the project was the replacement of glass panels on the roof.
To ensure worker safety, we erected a large birdcage scaffold for fall arrest, which, due to its size, inevitably affected the foot traffic to the shops below. Recognising the importance of minimising this impact, we prioritised completing this phase of the work as swiftly as possible. To further reduce disruption, we scheduled the glass replacement and other critical tasks outside of regular business hours, working through the night while the centre was closed. This strategic planning and coordination allowed us to complete the necessary repairs efficiently while maintaining a safe environment and supporting the tenants’ need for uninterrupted business operations.
